Your roof is one of the most important parts of your home—it protects your structure, your belongings, and your family from the elements. But like everything else, roofs have a lifespan, and eventually, they’ll need to be replaced.
Waiting too long to address a failing roof can lead to costly repairs inside and out. The good news? Your roof will usually give you warning signs before a major failure happens. Here are six key indicators it might be time to consider a replacement.
1. Shingles Are Curling, Cracking, or Missing
Shingles are your roof's first line of defense. When they’re in good condition, they lie flat and provide a tight barrier against wind, rain, and snow. If you notice shingles that are curling up at the edges, cracking in the middle, or even falling off completely, that’s a red flag.
These signs usually point to weathering and age. Even just a few missing shingles can lead to leaks and damage underneath.

2. Granules Are Piling Up in the Gutters
Asphalt shingles are coated with protective granules that help block UV rays and resist weather damage. Over time, these granules loosen and wear away.
If you check your gutters and see what looks like coarse, sand-like material, your shingles are likely deteriorating. A few granules here and there are normal, especially after a storm—but if you’re seeing them frequently, your roof might be nearing the end of its lifespan.

3. Water Stains or Interior Leaks
Have you noticed brown spots on your ceiling or walls? This could mean water is sneaking in through your roof. Even a small leak can lead to mold, rot, and structural damage over time.
Sometimes leaks are obvious, like drips during a rainstorm. But often, they start small and silently cause damage before you even realize there’s a problem.

4. Your Roof Is Sagging
A sagging or drooping roofline is one of the more serious signs of roof trouble. This can be caused by prolonged water damage, structural failure, or rot in the decking or rafters underneath the shingles.
If your roof looks uneven or you notice a dip in the middle, call a roofing professional immediately. This kind of issue can lead to a full collapse if not addressed quickly.

5. Moss, Mold, or Algae Growth
Have you spotted green patches or dark streaks on your roof? That’s usually moss, mold, or algae—especially common in shaded or damp areas.
While they might seem like a cosmetic issue, these growths can trap moisture against your shingles and cause them to break down faster. In time, this can lead to rot and leaks, especially on older roofs.

6. Your Roof is 20 Years Old or Older
Even if your roof looks okay from the ground, age alone can be a reason to replace it. Most asphalt shingle roofs are built to last 20–25 years. After that, they become more vulnerable to the weather and may not provide adequate protection.
If your roof is approaching—or has passed—this age range, it’s smart to schedule a professional inspection. It could save you thousands in emergency repairs down the road.
Don’t Wait for a Leak to Act
Being proactive with roof maintenance can extend its life and help you avoid sudden, costly damage. If you're seeing any of the signs above, or if it's simply been a while since your last inspection, now is the time to act.
